What determines if my property is a marketable vacation rental?
Once contact is made with VPM and an inspection has taken place VPM will guide you in the correct direction as to how your property should be marketed to make the most of your investment. Various factors determine whether your property will be a success as a vacation rental: location, amenities, furnishings and any special features.

Where do you advertise?
All of our vacation rentals are featured on our website with pictures and thorough descriptions. VPM also advertises in the Carmel Magazine, Monterey Land & Sea, Internet sites (i.e. Vacationrentals.com, Craigslist) only upon request, referrals, Carmelfun.com/map, Pebble Beach Food & Wine Event Magazine, Doorbell Dining Guide and various local community events. How often can I use my property for my personal use?
We are flexible in working with our owner’s scheduling. With advance notice, we will block off any requested month for the owner’s use. Due to the high demand, we prefer that summer months are left to be rented. If there are executed contracts, we urge our owners to honor any and all executed contracts between VPM and the tenant.

What are some of the services you provide for vacation rental owners?
We promote a proactive approach for the well-being and durability of our properties. Our operations are run by a group of professionals that guarantees the best-quality service and the assurance of your satisfaction. VPM and our vendors work together with the same vision to accomplish the task at hand with ease and grace, along with prompt attention to detail, time sensitivity and discretion. We also provide the following services: Indoor/outdoor inspection (when not occupied) and supervision of any trades-people necessary for the well-being of the property. VPM may be listed as emergency contact with any security services engaged by owner. Arrange for housekeeping service when necessary, at owner’s request. Upon owner’s request, any reasonable services needed to prepare for owner’s convenience, upon arrival and departure. Prepare the home for a tenant’s arrival (i.e. cleaning, special requests, and a welcome gift). Place tenants and process rental agreements. Pay bills associated with the property and direct deposit are services at an additional charge and upon request.

What is your fee?
For vacation rental services VPM charges a fee of 20% of the gross monthly income collected.

How do I collect my rental revenue?
Upon request and for an additional fee, direct deposit is available if you bank with a Carmel bank. However, if you prefer, VPM does billing from the 1st to the 5th of every month. VPM will send out an itemized statement on or around the fifth of each month. Copies of any paid invoices, the rent check and a year-to-date total of all income earned and all expenses paid will be enclosed.

Do I need alternate insurance?
Per our management agreement, we require a minimum of a $1,000,000.00 general liability along with the standard requirements pertaining to a landlord/rental policy. (Further details are outlined for your review in our management agreement)

What utilities am I responsible for?
All owners pay for gardening services of their property, water, garbage, sewer, cable, telephone, Internet (optional), any other upkeep services to maintain the integrity of the home and prior tenancy set-up charges. When the property is vacant, all charges are directed to the owner. During a tenancy, the tenant pays for toll charges (if charges apply), gas and electric for the length of the tenancy and cleaning services.

How do you find possible applicants?
Most of our cliental are existing clients or referrals from existing clients. We also have established ourselves well with many local realtors that also contribute to the referrals we receive. VPM also advertises in local and national publications. At the owners request and expense we can place the home online on various rental websites such as VRBO, Airbnb and Homeway.

Do I have to rent for a week or a month?
In Carmel-by-the-Sea, you must rent a minimum of 30 days by city ordinance. However, in the county outside of Carmel-by-the-Sea which include: Carmel Point, Carmel Valley and River Beach you may rent for a minimum of 7 days, however a 10.5% occupancy tax will be added to the rental fee.
