Where do you advertise your vacancies?
When we have vacancies in our long term inventory we always advertise on our website, as well as in the Monterey Herald, Craigslist and our “For Lease” signs will be posted at the property.

What is the next step?
If you are interested in one of our available properties simply call our office to pick up an application. Fill out the application and submit it to our office. We will than run a credit check, call references, verify employment, income and submit all interested parties to the owner. The owner will have the final say based upon the documentation provided.

How much money do I need to start renting?
To begin a lease, we require the first month’s rent and a security deposit, which is the same amount as the rent.

How long of a lease is required?
There are a few properties in our inventory that are on a month-to-month basis however, most of the properties require a minimum one year lease.

What happens after my lease has expired?
After the lease has expired, the lease will automatically revert to a month-to-month lease. If there is an option to extend, a lease amendment will be executed.

Where do I make my monthly payment?
You may send your monthly rent check to VPM P.O. Box 5788 Carmel, CA. 93921 or you may drop it off at our office at VPM 2 SE of 7th on Dolores, Carmel CA. 93921. There is a drop box to the left of our office for your after-hours convenience. Payment should be made before the 5th of every month. After the 5th day of each month a $100.00 late fee is applied, unless otherwise noted on the lease agreement.

What happens if damage is caused during my tenancy?
Simply call the office to report any discrepancies. Further details will be on an individual basis.

Am I responsible for the maintenance of the house?
Most maintenance issues are at the owner’s expense if they are regarding an unpredictable occurrence. If it is apparent that the discrepancy resulted from negligence on the tenant’s part, the tenant will be responsible for all charges associated with the occurrence.

What utilities am I responsible for?
The tenant’s expenses vary according to the terms of the lease agreement.

If there is a repair needed can I hire my own vendor?
VPM must be notified of all discrepancies and/or maintenance issues. VPM will always delegate the repair accordingly, in a timely fashion and in the most convenient way for the least amount of disturbance time.

Can I sublet my property?
There is no subletting allowed. If subletting occurs there will be a fine that applies. Further details are in the lease agreement.

Can I do upgrades to the house at my expense?
You may do so only with the written consent of VPM and/or the owner of the property.

What happens if there is an emergency prior to, or after, business hours?
VPM has a 24 hour, live answering service that contacts the person on call to address any issue. Please do not wait until the next business day to notify VPM of urgent matters or discrepancies.

Do you have pet friendly homes?
Yes, there are some properties that are pet friendly. It is the discretion of the owner. If you rent a pet friendly home, an additional pet security deposit is required. Most of our properties are not pet friendly. Please inquire for further details.

Once I move out how quickly do I receive my security deposit refund?
In the state of California all security deposit refunds must be made within 21 days after the date of departure and the keys are surrendered to VPM.

Do you offer any special services to make my move easier?
With ample notice, VPM can coordinate our selected vendors to assist in the moving process (i.e. packing, cleaning, and reassigning furniture).
